The Department of Town and Country Planning (DTCP), Gurugram has issued a directive to a leading real estate developer in Sector 70 to restore the boundary wall of a premium residential society after serious safety concerns were raised by residents.

Residents reported that parts of the boundary wall were broken for over 2 months, leaving the society vulnerable to security threats, stray animals, and unauthorized entry. Complaints had been submitted to the local DTCP office earlier this year, with no visible response — until now.

A DTCP official confirmed, “We conducted an inspection after receiving written grievances from over 60 residents. The breach was verified and we’ve now issued a notice to the developer under Section 10 of the Haryana Development and Regulation of Urban Areas Act.”

The gated society, home to over 300 families, is located near the Southern Peripheral Road and is part of a larger township project. Residents say the damaged wall has led to multiple theft attempts, especially from the under-construction rear side.

Security Concerns Trigger Immediate Action
Amit Kapoor, RWA President, said, “We’ve had incidents where unknown people entered the premises at night. Safety of women, children, and senior citizens was at risk. We had no option but to escalate.”

The developer has been given 7 days to complete the wall reconstruction or face a penalty up to ₹5 lakh, along with the risk of revocation of completion certificates for its upcoming towers.

Impact on Real Estate Sentiment in Sector 70
Gurugram’s Sector 70 is considered a fast-growing corridor due to its proximity to Sohna Road and Golf Course Extension Road. Incidents like these may impact buyer confidence in under-construction projects if not addressed publicly.

Buyers and investors are advised to check compliance certificates and DTCP approvals before purchasing any unit in this region.

Conclusion
The swift action by DTCP has been welcomed by residents. However, it raises questions about ongoing monitoring of developer obligations in high-value zones like New Gurugram.
